Deposit - A reservation/security deposit of $200 will be required within 7 days of booking a reservation. This deposit automatically converts to a security/damage deposit upon arrival. The deposit is not applied towards the cost of rent. If the property is left undamaged and in a satisfactory condition (in accordance with the rental agreement) this deposit will be refundable within 14 days of departure. Reservations are confirmed upon receipt of reservation/security deposit and signed rental agreement.
Payment - An advance payment equal to 50% of the total cost is required 30 days before arrival. The remaining balance is due 14 days before arrival. Duriong high season the full amount is due 30 days prior to arrical. Payments can be made in the form of PayPal (plus 2.9% transaction fee), bank money order, cashiers check or personal check made payable to Rachael Adams.
Rates - Rates are subject to change without notice, for example on holidays. A minimal stay of 2 nights is required for weekend rentals. A minimal stay of 30 days is required for our waterfront 2 bedroom condo. Rates include a one-time linen-towel set up and amenity fees are included rental rate. Tax (16.5%) is additional.
Cancellations - A 30 day notice is required for cancellation. Cancellations that are made more than 30 days prior to the arrival date will incur no penalty. If canceling 14-30 days before arrival, we will try to re-rent the property and if successful we'll refund the deposit minus a reservation cancellation fee of $50 and any advance payment. Cancellations (or changes that result in a shortened stay) made within 14 days of the arrival date, forfeit the reservation/security deposit and full advance payment.
Arrival/Departure - Check-in time is 3pm and check-out is 12pm. Early check-in or late check-out may be permitted, however must be negotiated at time of reservation and is subject to an additional charge. You will either be meet by a representative on arrival or given additional information concerning entry/keys when full payment has been made.
Rental Policy - Clear Lake Corporate Lease rents to responsible individuals and families only. We do not rent to anyone under the age of 25 and will not rent to vacationing students, spring break parties or prom groups etc - even with adult supervision. Any reservation obtained under false pretense will be subject to eviction or denied entry on arrival and forfeit all money paid. Our 2 bedroom condo is available on a monthly basis only.
No Smoking - This is a non-smoking unit. Smoking in the condominium will result in forfeit of deposit.
Occupancy - The maximum number of guests per condominium is 6 people.
Pets are not allowed.
Finders Fee/Commission - Clear Lake Corporate Lease will pay a 10% commission to realtors.
